Toronto's climate is notoriously tough on homes. Extreme winter freezes, rapid spring thaws, and humid summers mean your property is constantly expanding, contracting, and weathering the elements. Staying ahead of these 5 critical maintenance areas will prevent costly emergency repairs down the road.

1 Seasonal HVAC Inspection

Your home's heating and cooling systems are its lungs. Check and service your furnace in early fall before the first freeze, and inspect your A/C in the spring. Replacing filters every 30-90 days ensures efficient airflow and avoids mid-season breakdowns when trade availability is lowest.

2 Roof and Gutter Cleaning

Blocked eavestroughs are the leading cause of basement flooding and roof damage in Ontario. Clear out fall leaves to ensure melting snow can safely drain away from your foundation. Standing water in gutters will freeze, causing destructive "ice dams" under your shingles.

3 Plumbing & Moisture Checks

Inspect visible pipes, under-sink cabinets, and your water heater for signs of corrosion or micro-leaks. Ensure all exterior hose bibs are properly shut off and drained before winter to prevent pipe bursts inside your walls.

4 Safety Devices & Alarms

Test all smoke alarms and carbon monoxide detectors twice a year (daylight saving time is a great reminder). Replace batteries and ensure you have a non-expired, accessible fire extinguisher on every floor, particularly in the kitchen.

5 Exterior & Foundation Inspection

Walk the perimeter of your home. Check siding, window caulking, and door weatherstripping for gaps that could let drafts or pests in. Crucially, check your landscape grading to ensure soil slopes away from your foundation, directing water into the yard rather than your basement.
