Custom homes and rebuilds in East York, by referral — planned around narrow lots, ravine edges and Toronto permit rules before a single wall comes down.
Since amalgamation in 1998, East York has had no building department of its own. Permits for a new house, a rebuild or a large addition are reviewed by Toronto Building, and minor variances go to the Committee of Adjustment panel that covers Toronto and East York. AVL prepares the drawing set, coordinates the consultants and tracks each review comment until the permit is issued.
Most East York lots are narrower than people expect. Many streets in Leaside and around Pape Village were laid out for modest brick houses on 25 to 40 foot frontages, so height, side-yard setbacks and the depth of the house are usually the real design limits. We test those limits against the zoning before you commit to a floor plan.
The other local factor is the Don Valley. Homes on the edge of the valley, Taylor-Massey Creek or the ravines near Governors Bridge can fall inside Toronto ravine protection areas and the Toronto and Region Conservation Authority (TRCA) regulated area. That can add a separate review, so we check the property maps at the very start.
Custom homes are a referral service for AVL. Most East York owners first meet us through renovations or the Annual Home Maintenance Plan, and the same team carries that knowledge of the house into a rebuild.
Leaside is known for its solid two-storey brick houses from the 1920s to the 1940s, while the streets north of the Danforth mix wartime bungalows, storey-and-a-half cottages and semis. A new home here looks best when the roofline, porch depth and brick colour respect what is already on the street.
We work with your designer or ours on massing first: where the second floor steps back, how the front entrance meets the sidewalk, and how much glass faces the neighbours. Getting this right early also makes a variance hearing easier if one is needed.
Most of our East York work starts with an existing house. The Annual Home Maintenance Plan keeps older brick homes healthy, renovations modernise them, and a full rebuild is planned only when it makes more sense than renovating.
Yearly condition report, thermal imaging and seasonal visits for older East York homes, open to every house in the GTA.
Second-storey additions, rear extensions and whole-house updates that work within Toronto zoning limits.
Underpinning, waterproofing and legal secondary suites, with engineering and permits handled for you.
Teardown-and-rebuild projects planned around frontage, ravine rules and neighbour access.
On a narrow East York lot, a few feet of setback or a single protected tree can change the whole design. Planning these details early protects your budget and your relationship with the neighbours.
We confirm height, depth and side-yard limits before drawings are finished.
Shared driveways and close walls need a clear plan for access, noise and protection.
Older sewer connections and clay soils make drainage and backwater valves a priority.
Home Maintenance Plan continues after handover with seasonal checks and clear records for your East York home.
East York buyers usually want more space without losing the character of the street. These are the requests we hear most often.
Many East York homes are 70 to 90 years old. AVL connects Design | Build | Protect, so the team that frames your home can also keep an eye on it through Home Maintenance Plan.
A current survey shows lot lines, trees and grades before design starts.
Architectural, structural and mechanical drawings prepared for Toronto review.
Hoarding, tree protection and neighbour access organised before demolition.
Not every project needs every step, but most new homes and large additions in East York touch at least two of these.
Toronto Building checks the plans against the zoning by-law as part of the permit.
Needed only if the design asks for a minor variance, such as extra height or depth.
Toronto’s private tree rules protect trees 30 cm and larger in diameter.
Valley-edge lots may need a TRCA permit or a ravine review before construction.
A custom home on a tight Toronto lot is mostly about planning and sequencing. This is the order we follow in East York.
We visit, review the survey and confirm what the zoning and ravine maps allow.
Drawings and the budget are developed together, so the plan stays affordable.
We submit to Toronto Building and agree access and protection with neighbours.
City inspections at each stage, then handover with a maintenance schedule.
East York is part of the City of Toronto, so building permits come from Toronto Building and minor variances are heard by the Toronto and East York panel of the Committee of Adjustment.
Often yes, but height, depth and side-yard rules set the limits. We check the zoning for your exact lot first and only plan a variance when the extra space is worth the extra time.
It can. Lots near the Don Valley, Taylor-Massey Creek or other ravines may fall under Toronto ravine protection or the TRCA regulated area, which adds a review before a permit.
Toronto protects private trees with a trunk diameter of 30 cm or more. Removing or injuring one needs a permit, so we plan the house and the construction access around them.
Yes. Our Home Maintenance Plan is open to every home in the GTA, including houses we did not build, and it suits older East York brick homes well.
