Most renovation pages online hide the cost. We publish ours. The ranges below come from AVL's own renovation guides and describe permit-backed, design-led work in Toronto and the GTA in 2026.
A low headline number is rarely the all-in number. Quotes that leave out permits, engineering, electrical or HVAC upgrades, or that use basic finishes, can look much cheaper than the project you actually want. Ask any contractor what is included before you compare.

Renovation costs FAQ
How much does a basement renovation cost in Toronto and the GTA?
A full-scale, permit-backed basement renovation in a Toronto detached home typically costs $200 to $350 per sq.ft, which is about $200,000 to $525,000 for a 1,000 to 1,500 sq.ft basement. Egress, bathrooms, a legal secondary suite, HVAC and finishes drive the final figure.
How much does a kitchen renovation cost?
A designer kitchen in a Toronto detached home typically costs $120,000 to $250,000, depending on structural changes and millwork scope. A kitchen quote is rarely the all-in number once electrical, HVAC and permits are included.
How much does a bathroom renovation cost?
A full family or guest bathroom remodel typically costs $28,000 to $45,000. A primary spa suite with a curbless shower, steam, linear drain and stone typically costs $75,000 to $150,000.
How much does a home addition cost?
Expect about $250 to $650 per sq.ft for a ground-floor addition. A 500 sq.ft single-storey rear addition runs from about $125,000 to $325,000 or more, depending on finishes and structural work. A rear addition in Richmond Hill averages $300,000 to $450,000.
Do I need a permit to renovate?
Usually yes for structural, plumbing, electrical or layout changes. Permits typically cost $800 to $2,800 for interior work and take weeks to approve. Working without one risks stop-work orders and fines from $1,000, so AVL manages permits and inspections.
How long do renovation permits take?
A Markham basement permit takes about 4 to 8 weeks, a garden suite review about 10 to 16 weeks, and a Committee of Adjustment application adds 4 to 6 months.
Does renovating add value to my home?
Not always. Over-improving for the neighbourhood reduces your return, for example a $150,000 designer kitchen where comparable sales are mid-market. Match the scope to the area and plan for resale.
Do you offer financing for renovations?
Qualifying homeowners can access flexible financing up to $100,000 on eligible scopes. Many homeowners also use a HELOC to fund design and permits, and a draw mortgage for larger builds.
Are these prices a quote?
No. They are 2026 ranges for permit-backed work in Toronto and the GTA, taken from AVL's published renovation guides. Your price depends on size, structure, finishes, municipality and permit requirements.
